"Yes it's Grace Park and I'm biased and yes it's south facing and sits down on the road a little and yes the design is left field and not for everybody but I like 36 Chrystobel a lot. The entrance is what you would expect in a grand home with a reception area for coats and welcoming. To the left is a sun filed study and in behind is the master bedroom nicely separated from the bedroom wing to the rear. To the right is a music room and formal sitting room where you could entertain the important guests while keeping the rabble out the back. Going down a the corridor things start to open up and you get hit by the wow factor of this home. The whole indoor/outdoor thing works and the views to the wonderfully landscaped gardens are meaningful. By the way I hope the owner likes the rocks; that sized granite isn't something you move in a weekend and normally these sorts of man made nature designs are so twee and leave me with a real sense of fakeness - not the landscaping at 36; for me it is a real value add. As mentioned there is a bedroom wing nicely positioned in behind the living areas - ideally suited for smaller children but no problems for teenagers. To the rear is a fantastic garage set up and loft for those troublesome relatives or makes a great second study or teenage retreat. Â Like all modern renos this will not be for everybody but for one or two it may make the juices flow sufficiently to fight it out somewhere between 4 and ........well who knows in this market. I like it."
