Wow how can something so good - be worked by humans into something so bad - the good news is, it can all be fixed.

Great street - great precinct - great location - please tell me a fault on location - there isn't one and it's a Heritage area (no high-density Yay)!

The other P price - even in this market the quote feels there or thereabouts - the market is weaker, but not in my opinion for these types of entry-level homes in great neighbourhoods - families stretch themselves for these things when the offering is this good - so expect competition.  

And what actually is the offering - a beautiful mid-sized to ¾ period home in a sensational spot with a disaster of a reno. Now specifically, it's all very liveable right now and if you are not a "perfect house" family - just one for the practicalities, then there is everything here you need, sans a decent laundry - but OMG with just a little thought and not much more cash they could have enhanced the value of this home so much, not subtracted with the 1st year draftsmen reno at the rear - even the age of reno doesn't excuse the lack of class that went into this 1990's facelift.

So, buy it as a shell and live in it or rent it out while you save and get your plans through council and then give this home the rear reno a home of this class so richly deserves and get a real laundry and fix the master. 

Yard and parking work for me and you can after some mental dexterity work out a way to get in and out of the rear easily, in a both-ways forward direction.

Best opportunity at this price level in this area I have seen for 2 years - bang this is a beauty and even so at $3m plus a $1m make-it-your-own reno - it still stacks up long term - all of course subject to a pest and building and council approval.

This home is a beauty as an home or investment or both.
