
This is one of the better townhouses I have seen - in fact I'm going out on a limb to say it feels exceptional. Three levels are serviced by a lift that will easily fit 3 or 4 people, Two big living areas have great outlooks: one over Clarinda Park and the other over the alfresco area and pool. The master bedroom is also well-positioned to take advantage of uninterrupted views over the park. The carpeted top floor minimises noise to the living spaces, the kitchen is great with its butler's pantry, the double garage is a bonus for townhouse living, and the list of features goes on. You can walk to Aberfeldie Park and the Maribyrnong River in a few minutes, and there are lots of options for cafes, schools, and transport. Side-by-side townhouses are still relatively new to Melbourne real estate, and it is fair to say that there is not yet sufficient data to tell us whether they will hold up from a growth point of view, compared to homes on full blocks. I've met many townhouse buyers who simply want the low-maintenance, lock-up-and-leave type home and are not overly concerned about capital growth. Still, there are lots of things to consider when buying new builds on small blocks.
