34 Manning is my kind of perfect mid size home. No I don't mean B grade - I mean I think it's A grade on mid size (not too big and certainly not too small) - A grade on feel and flow and hopefully A grade on price - meaning affordable as its Gasgoigne adjacent with a reduced price tag (?).

If I was looking for the less than perfect characteristics I would go road (busy) - south facing rear and the actual master bedroom is a littlie small (maybe).

But seriously I got over all those imperfections quickly - lots of living room windows (improving light) - home set well back from road and good parking - good ensuite and WIR making actual space for bed ok.

So back to the goodies - did I say great flow - yes big tick - great feel equally big tick - yard space and pool placement - tick - location is fine - not right on the tram or train orr- but then the price to land ratio isn't reflective of that.

I could go through all the details of the home - but unnecessary and not the main game - this home for many will be close to faultless and there-in lies your own big problem - "many".

On this land size and sub $4million this close to everything and with this good a feel, means it won't go unnoticed by your competition.
