This home has had quote drops and will struggle at auction - yet it is a home for a specific family that would represent excellent value.

The 3PPP's - two of them are really good price and position (its Gascoigne) and one of the P's is very confusing for new buyers (property).

Now for the existing owner this home is probably everything they wanted - as you can tell it has been built with only them in mind.

But for us - the market of buyers - it doesn't represent what any specific group really wants - well it doesn't until the price is right.

Downsizers will like the finishes and even the size - but they will struggle with the façade - art deco is not popular and the pool configuration.

Families wont mind the look and will love the location and price - but the floor plan won't work for them - no real backyard and not enough bedroom accommodation.

However if you are looking long term and are say a one child family, want to be in Gascoigne at a great price and like the feel, the rear parking and the pool; then for me you should wait till after auction and bargain hard if its still available.

Its single level.
