This house will be excellent for entertaining in the summer time, with good indoor/outdoor flow and a courtyard positioned to take advantage of the afternoon sun. The regular allotment has a slight upward sloping topography and mild neighbourhood views. Internally the floor plan is slightly awkward with the major weakness being the size of the master bedroom. There is separation of the bedrooms and also of the common areas which is a positive. The property benefits from a studio which could also be used as a bedroom as the family grows. There is a bus stop right out the front of the property which maybe of concern. Position wise trams, schools and parks are all within comfortable walking distance. Suitable for a growing family.

A well thought-out modern home which captures north light well and has a good hill position. Bedroom separation is good yet the rooms are small - this could addressed  easily by extending out. This is a warm home and could be further improved by lightening the internal finishes. Balwyn Road address yet a quieter part, so that is good - not a huge backyard here yet Leigh Park and Boroondara Park Primary only about 200 metres up the road, which is a big plus.
