This is one of the bigger offerings in Hawthorn East for some time - apart from No. 1 in the same street, which has been on the market for some time. The land is very substantial, of northern rear orientation and sits proudly on probably the only street in the suburb that could sustain the asking price tag of seven figures. The home itself is set well back on the block, forcing the tennis court to be at the front - this means a small disconnect between the court and the internal living spaces. Unusually, No. 31 also has a side entrance up a very easy to traverse laneway. The home itself has a classic Victorian facade and has been renovated well to increase its three-quarter feel to something more substantial in terms of size and use-ability in such a way that it still feels like a home of some intimacy. The flow throughout the home is good, with bedrooms upstairs and living downstairs. Being picky, I would have liked to have seen a downstairs bedroom option. The north west rear lower level could also have better flow and use of space for a home that is being presented as being of the highest level. The mod cons of excellent garaging, cellar, light and classy living spaces are there; as are some pleasant additions of a rear pool and "summer house". The neighbours to the rear have been well-disguised with plantings. While the view back onto the rear of the home from the summer house is not its strongest point, overall this home delivers almost everything expected of a home at this level. As for the price tag - this asking price has been rarely delivered in this area. But the recent sale in Hawthorn Grove, as well as a few others at this level around Easter last year, show it is possible.
