When you think of premium Brighton East, the streets off Hampton Street between South and Dendy come to mind with their good-sized blocks, and their flexibility to develop. Many developments have already been done and some are still to do.  This home is no exception when it comes to being done.  It has a simple, yet practical floorplan that will work well whilst the family is small.  The rear is north-facing, there is a good alfresco area off the open plan kitchen/family room, a pool and a large rear garden.  But there are only two living areas, one of them an open-plan front formal room, which may not be well-suited as a children's area. Which leaves only the family room, where most of the entertaining takes place.  For families with two children, one of the upstairs bedrooms could double as a third living area. For those with three children, not sure!  Designed by Jon Friedrich,  the proportions of this home are, as always, good, especially the bedroom sizes and the multiple bathroom options.  With few homes sold in Brighton East over the last 12 months over $2,000,000, the question is, what is 31 Edro Avenue worth and what will you have to pay?
