Apartment buying at this level is about so many things: uniqueness of offering, amenity, risk and of course price, to name a few. In 301/87 Dundas you have the amenity – it’s right on top of the Albert Park shops, although one of them is a pub. For me location is so important in an apartment - you need to feel part of the community, and in 301 there is a good chance of that. As for risk, well in apartment buying there is generally an elevated risk, as price is usually determined by private sale. In this case though this will be an auction so perhaps market value will become obvious, given this should have some interest. The issue of some concern is that this apartment appears to be the biggest and most expensive in the development. Sure it's a penthouse but the other apartments appear to be in a very different and lower league. If the others are mainly for rental, this may or may not have an effect on price and amenity going forward. The apartment itself is very bright and light and has good flow, with a very useable balcony. There could be a possible build out to the side, but I’m not too worried about that, as the views are not really the primary reasons in buying. Quality appears to be there with the appliances and bathroom fittings etc. The car stacker would not be a preferred option for a penthouse. But if you only have one car then no problems. Actually I really like the apartment and the feel of quality and how it works.
