Comments on 30 Elwood Street BRIGHTON

This is a lovely Victorian ¾ proportioned home - one up from basic double fronted and one done from mansion. For me this sized home is ideal for a modern family. It's also a home of two halves with the front; inviting, atmospheric and true to character - look at the butler bells, the internal fretwork, especially the plaster work on the ceilings. Whilst livable the rear needs some attention or a complete rebuild to bring it up to the fronts caliber. But you have the land and bones to do it and for me its south rear orientation is not as negative as it could be due to that land size; in that you could add an extra bedroom or wing and rework the living areas and keep it all on one level thus minimizing the southerly impact as you could work in light from above pretty effectively. Another big plus at the rear is car access; meaning that the size of the home and the width of the block are not in conflict with regards to the position and look of car accommodation - assuming internal access is not a must and why should it be - a few sprinkles every so often tells you, you are alive. For me it's a towards $3m home now and after the reno, assuming it's done well it will be an above $3m gem as its location is unquestionable.
