It's a specific buyer's home - Olde English style, in a location that has some issues with regards to noise and it's a property that has some disconnect between garage and home and between home and rear yard/tennis court.

However, if you are that specific buyer, then this could well be at a price that you will not get elsewhere with a tennis court and a Toorak address.

For me it's all in how you handle the negotiation dynamic - Tim and Jock and Sam are good at their job and this is the type of deal they are used to getting a result on.
