Considering this is 25 years old (says agent) - it feels like it was built yesterday, the sign of a quality build - yes the renovations are very new.

It's all about angles, angles and more angles.

Do the angles work for you? It sits on the block unusually and some would say awkwardly. Due to the fall of the land, there are a few steps - the living areas are not located formulaically at the rear, being to the front and more central.

I have seen this layout in Asia a fair bit - where the entertaining is all at the front and the sleeping and kitchen is at the rear and upstairs.

So for some the layout will be of interest and it should be - upstairs and multiple masters is again unusual - but I like it. Whilst upstairs - the views are good but dependant on your westerly neighbour remaining single level.

For me, it does feel a high maintenance home. The location is good, orientation is good and although the layout has not taken full advantage of these, it is a solidly built home and it will attract some interest from specific buyer groups.

I'ts a bells and whistles home for the buyer - so to price - sold for about half this asking price 4 years ago - which is now getting onto the pointy side at $5m - but feels possible.
