
With its excellent street appeal, 3 Latham Street gives a very good first impression. Ths is a nice home, and the four rooms at the front of the home provide an insight into the grandness of bygone era. With up to six genuine bedrooms, this would be suitable for families of all sizes and ages. Amongst the negatives are the separation of the downstairs bathroom from the downstairs bedrooms (with no obvious fix), as well as the lowish ceiling height in the second storey. Our rating system harshly penalises these features. A commercial premises opposite does impact the vista a little, but this is almost inner Melbourne and I wouldn't recommend against a purchase based on that alone. The property also sits only one house away from a reasonably busy road, but in fairness when you are inside the home noise is non-existent. On a positive note, the living spaces are excellent, the quality of the kitchen and bathrooms are reasonable and the outdoor space has been maximised. Even with off-street parking in the back yard, there is still sufficient room for entertaining. I do like the feel of this home and the land is well-utilised for the block size.
