"2a Rippon Grove or in some circles 29 South Road (same address) is a stone's throw from Hampton Beach, Brighton Beach railway station, the oval and our 'ol favourite Blossom and Vine coffee shop. This home is an eclectic mix of quirkiness, starting with its address - an unusual offering. Sea views on great land but not $5M+. Near the beach and railway but you had better not be sensitive to road noise or railway bells when the wind is blowing your way. So the position is great but has issues and its the position and the views (that seem very unlikely to ever be built out) that are the great conundrum - how much? How much indeed! The block itself is a beauty - one block or two, sir or madam - your choice as it could be a redevelopment or leave as is. Great land size over a 1000 sq metres with plenty of room all around and a northerly orientated back yard with multiple spaces within it - pool, garden and BBQ areas. The house itself is very livable, dated but very livable. A cosmetic facelift here, push out a wall there and say $200,000 to $300,000 well spent and you could have the internals looking brand new. The kitchen area needs some thought. Downstairs bedrooms - not huge but they are OK. Upstairs, the parents retreat we love. Views, air flow, privacy and storage. Overall this is a really good package if noise is not an issue for you as you get Golden Mile views, brilliant location, great landsize and a home you can live in and redevelop or live and live in. How many bidders and how much are the real questions of interest if it's for you."
