29 Oak Street is what we call a Hawthorn Popular – double fronted, period façade, renovated, $3m something, "move-in-able" family home with some WOW. This package is what the market cries out for in the low to high $3m's and if/when they tip over into the $4m’s depends on how much WOW the Hawthorn Popular has.

On the plus side 29 Oak Street is in an improving precinct, close to the river and closer to the CBD than most of the school belt and this is on the school belt. On that subject, you are dropping the little ones off slightly against the morning and evening traffic flow (YAY!). 29 Oak Street has a good feel, good light, nice rear living area and the façade is inviting.

On the "could be better" side:
• Garaging or lack thereof
• Rear yard (land size on the smaller side for house size)
• Flow is good, but a little awkward half way down (but that is possibly being overly picky - it's not red).
• The street is not the best in the area as it has flats, but it’s not a poor street by any measurement - average.

Price - as stated in the intro, this will have a strong Bidderman at entry level in the low $3m's. It should have some combatants around the mid $3m's and the question is will it get to high $3m's? For us with the issues (land/yard size, garaging and street), the jury is still out.
