
At over 700 sqm, 28 Seymour Avenue is big, very big land in the scheme of things. That scheme of things being the location of Lambeth and Seymour (brilliant Armadale).
From the start it's a nice look from the street with perhaps some room to further enhance the convenient parking situation with a carport (STCA).
The layout as is: very livable and potential to improve. Downstairs the improvement focus would possibly be a master bedroom set up and upstairs could be more work on opening up the rooms within the roof to give a greater feeling of space. The bedrooms needs some real thought and money spent (probably).
The rest - eg the living areas both formal and informal which work for me. There is enough space and the propositions are good enough to in a large part leave as is or there is scope to reconfigure to your own needs if that is what you want.
Outdoors does have a good sized pool and while is very noticeable in the back yard, it is well fenced and does not completely dominate the space.

Position - Armadale A1
Property - needs some work on the building but the land size and therefore the space is there.
Price - Sold four years ago for more than what they are quoting at time I went through. Will they actually sell it at that again? Is it better than that? Will other buyers see this as a home they want to push the rest of the market on?
All good questions and perhaps the answers lie in a discussion and some action before the time set down for auction.
