Warehouse conversions are rare offerings and when they are only a short walk to Chapel Street and public transport you would expect strong interest. This was the case with the auction of 27 Eastbourne (almost identical to 27A with one bedroom less), which sold last year at auction for $1.67m with five interested parties. Despite 27A's approximately 14-year-old renovation and its need of some cosmetic upgrading, the property still has a contemporary feel. With three to four bedrooms and its off-street car parking it will appeal to families, couples and downsizers alike. The small paved courtyard  with its limited outdoor playing space may, however, be a concern for family buyers with young children. Buyers will see the northerly orientation as a bonus, giving the property a bright and airy feel which is not always the case with this type of development. Access into Eastbourne Street is a little problematic, as the council has turned it and a number of adjoining streets into one way in an effort to control traffic off Chapel Street. This may be a little awkward at the start, however it should become less difficult with increasing familiarity with the area. Warehouses are an emotional buy with budgets often exceeding comparable sales, and this one is likely to be no exception as buyers fall in love with the space.
