This family home has a practical floorplan in a convenient location, although  it does have a rather 'hotel' feel and is on a busy local road. Families with teenage and adolescent children will initially find this big home appealing, despite the fairly average-sized double garage, as there is good storage here. With multiple living and entertainment areas, most with good views and good connection to the large pool and alfresco area, this home has been designed to provide separation and supervision options. The large rooms and large kitchen are well-equipped to host large gatherings, although the lack of a butler’s pantry is not befitting of a home this size. In contrast, the laundry felt like a workroom, catering well for the needs of a large family. The slope of the block up to the west has resulted in quite a few changes in level that require steps throughout the home and outdoor areas, which may be a concern for families with young children or elderly living at home. There is also some overlooking from neighbours into the yard. The lack of contrast in the internal finishes as well as the outdoor landscaping, despite access to the northern light, detracts from the sense of warmth in this home. Some clever interior decorators may be able to create a more family-friendly atmosphere if that is the feel they want. The current Wow feature of this home is the view to the Dandenongs from the upstairs retreat, although buyers should consider the impact of the development of Seasons Malvern across the road. An off-market new and contemporary-styled property (but on smaller land of 674 sqm) with a few Wow features recently sold in this street for less than the expectations here. Therefore, at the right price, this low-maintenance home with easy access to tram-lines, good schools and Glenferrie Rd and High St shops and restaurants could suit the needs of a busy, modern family well.

Our rating from June 2011 - This property offers practical family living for both families with younger children as well as those with teenagers. Multiple living areas make it easy to keep children close when they are young and maybe a bit further away when they are older. There are three levels on the ground floor, albeit only a couple of stairs each time, however, this may be a concern for those with elderly or very young or those with health issues. On the positive, the slope of the site also affords the opportunity for the magnificent views which can be seen from the second storey living room. All three downstairs living rooms and kitchen have view to the pool and backyard, ideal for keeping an eye on younger children. Privacy may be a concern for some as the building on the western boundary has two windows overlooking the pool and back yard. All bedrooms are upstairs though the front study could double as a downstairs bedroom if required and a downstairs shower could possibly be added to the front powder room. The street itself carries local traffic and is used as a cut through between High Street and Malvern Road, although if this is not a concern, the position itself works well, with access to trams on both streets as well as on Glenferrie Road and still walking distance to High Street shops and restaurants.
