This is an original brick Italianate Victorian, which is ripe for serious renovation, and is accordingly rated for Land Only. The block felt narrow for a double-fronted home, however the backyard is north facing, an impressive size and quite private - accentuated by the frontage to The Boulevard. Not too sure about the rear car access - the laneway is narrow, poorly kept and seems rarely used. There is, however, off-street parking available at the front. This project will not be one for the faint-hearted. There is a lot of work ahead not only in creating a modern rear extension but also in making good the original bones. Henrietta Street is a little narrow yet it is closely placed to north-south and east-west tram routes. This could be a good option at the right price.
