"House has great street presence (think the tower has lot to do with that) and plenty of scope for further development. Canterbury Road does carry traffic (rail and cars) and views are nothing too special here, yet the land size and rear car access are real key pluses here. Formal rooms like most houses of this era are stunning and work well even to modern living standards yet most would see the rear section of the house, internal flow and upstair bedroom areas needing attention almost immediately. At lower -to-mid-end of the quote range this represents buying at land value - rated as land only accordingly here."

"Good feel, great location, busy road. Big project, nice spaces, big yard and excellent rear access. These sorts of homes are tricky to read, auction wise - most times they capture the imagination but not the pockets of many buyers. But this terrace home has a real chance of capturing interest - why? In one word - WIDTH. It has width - a rare inner city and especially Albert and Middle Park commodity. Width gives you space but more importantly proportion which is so important in a $3m+ project. There have been a number of sales in Canterbury Road recently, including 2 doors down through Cayzers for $2.6m and the three we have listed as sales of interest in our Control Price. Land in this area is regarded as $5000+ sqm even on Canterbury road so that makes is $2.5m for land alone and then an arguable amount for home value. It is a special building and after renovation there are a number of sales to suggest that a good renovation is not overcapitalising. We think this turns on $3m (as is) - either side depending on vendor and buyers on the day. "
