A well thought-out modern home that looks and feels a lot younger than it actually is (built 1997, according to the selling agent).

The architect has got a lot right here, and many will like this home.

Room sizes are generous, bedrooms well positioned and car garaging (at the front and to the rear) is well considered.

Downstairs master and good bedroom separation.

To be picky perhaps it lacks a living/rumpus to the first floor for teenagers to retreat to, but other than that the floor plan works quite well.

Importantly the large home is well balanced by a good landholding, and the backyard is generous in size and relatively private, enjoying prized north-western orientation which is great for access to natural light.

Location is not premier Kew, and the mixed streetscape could be among concerns for buyers.

It is, however, an easy walk to Kew Junction and tram stops on High Street, Cotham Road and Glenferrie Road spine.

Sold 5 years ago in the early $2m's. If this was located in another suburb (say Balwyn or Hawthorn East) one would think this would attract a lot more initial interest - from overseas and local buyers
