A good property with excellent five-year flexibility - live-in as is, renovate or rebuild. The land itself is the key plus to this property and will underpin value - it has excellent width, it is flat, relatively private and has western orientation to the rear (ideal in terms of capturing afternoon light).  House does have character yet it does have some fundamental issues. The floor plan lacks flow and upstairs ceilings are raked and there is no bathroom - of course a major renovation could address this. Campbell Street is one of Balwyn's best (leafy and many substantial original houses make for a pretty streetscape) and there have been many strong sales in recent times.
