Although this went better than some thought it would, an overall toughish day for Iain Carmichael and an even tougher day for many slightly surprised auctioneers across Melbourne who were performing to less enthusiastic bidders than a fortnight ago.

"Classy single level apartment that presents as a great lock-and-leave option. Most will love the long galley kitchen here which is open yet offers some visual privacy towards the end. Balcony to the street may be a little compromised in terms of privacy. Nevertheless a very fun and hip place to live."

"This Robert Mills designed whole floor apartment has all the bells and whistles you would expect from a premium architect and a premium builder - Davies Henderson. Views from the apartment are expansive and there is abundant natural light. All fixtures are first class and the flow is good, The main bedroom suite can be separated from the rest of the apartment by a very solid soundproof door. The outdoor balconies are limited but do provide attractive sitting areas with views to the CBD. Location is very good although not everyone will want to be opposite a school this is a premium lock and leave offering."
