This is a charming home with a very pretty facade, that provides an entry level into the area. Some families will be happy to compromise on the limited size of the building for the opportunity to buy into the area (Balwyn High zone). It does have good accommodation and the ensuite is a bonus. The current owners are clearly very proud of their home; it is immaculately presented, and has a nice warm, family feel and a lovely backyard. For families, the Euro laundry may not be ideal, and the main bathroom is poorly located straight off the family room. The home is also positioned right in the middle of the block and the block is on the smallish side. The option of extending to the rear will therefore mean sacrificing some garden. The location is good, just a walk to rail transport, school and parklands, and easy access to the Eastern to zip into the city. Competition at this level is fierce at the moment and land prices are strong - so this home could also attract a land only buyer. Severn Street does carry a little traffic, but realistically this shouldn't impact price or buyer interest. We have rated this property as land only. It offers a similar opportunity to 10 Kendari Avenue, which is being auctioned on the same day.
