Comments on 225 Burke Road GLEN IRIS (Stonnington)

A large original family home, which packs in a good amount of accommodation and has a lovely feel. Property offers excellent lifestyle options for a modern family - large pool, established gardens and a spacious garage/barn loft space to the rear. The house itself really is hard to fault - some would like to cosmetically update utility areas and  'open-up' the back informal area and this would be quite easy to do, if need be. Central hallway (upstairs and downstairs) is quite wide, and this really helps with the spacious feel. Main concerns from a buyer's perspective is the position. Burke Road carries considerable traffic so vehicle noise and traffic at times is of primary concern.  The return driveway does help with this to some extent at the front - at least you do not have to reverse out of the driveway when leaving and having the main bedroom toward the rear is also beneficial as noise will be minimised.

We don't normally look at many properties on main roads, because we don't buy many - the main issues being noise, car access and resale. However 225 Burke Road did impress me as the home was set back, had a circular driveway (reducing car access frustrations) and is a big land size (affordable bonus). The home itself has good proportions inside and has a real charm about it - the rear living areas need some work in getting the most out of the space but that said, 225 may be a home and a land size you could afford in a A grade precinct if you can live with the C grade road. As I said the home feel was powerful - the entry and the front formal living areas felt very much like an American classic home - grand and charming. The stairs are interesting - I don't normally like split section of stairs which we see commonly in Victorian double-storey terraces; but it worked ok here - mainly due to the width of them, the placement and the ceiling heights. The bedroom areas felt generous and connected but they didn't feel cramped together. Overall IF this is a very affordable package then it has enough plusses for me to go the next step and give it some serious consideration.
