Comments on 22 Donald Street PRAHRAN

I love the period details on this property: the ornate metalwork, the bolection moulding, the window frames. Since it last went to market in late-2009, the current owner has done much to restore the front of the home, putting in a fence that complements the surroundings and generally lifting the property’s street presence. The location is excellent; the set of streets around here is very nice, with plenty of period homes, train and tram close by, and good access to Prahran Market. Inside, the house is liveable, although the back half of it does need to come off. Some would find merit in starting again: replacing the circa-1960s section and mixed ceiling heights by completely redesigning the rear of the property and going up (STCA). The rear yard allows a bit of room to move out, but others might prefer a smaller project, perhaps opening up and reworking what already exists. Either way, moving straight in and then developing plans over time is entirely feasible. While the three bedrooms and the bathroom are adequate, the robes are encumbered by period fireplaces. Fireplaces in bedrooms aren't really required these days! Removing them completely could free up the space for some useful storage. There is room for a car at the rear, but it does require some landscaping alterations, and careful inspection will need to be made on the limitations of the lane – turning a car, for instance, could be tight. The last time around this home sold for $1,350,000, and the market has produced plenty of twists and turns since 2009. Expect interest on the day.
