Position for Aintree is hard to fault for this property type - what are you not close to may be an easier answer... with schools, transport and shops all nearby and for me with a "villagey" feel.

The block sizes, whilst small for some of Malvern and Glen Iris, are typical for this and adjoining streets.

And in fact, this little precinct has evolved over the last few decades from the "poor persons" area to a much sort after one, due in fact to its land sizes.

This is the modern version of an old Victorian, and to be frank apart from the front cover the rest of this book is a lot better read than some old Victorians.

So, the weaker point for me is the parking at the front - it works, but there is no garage and no likelihood - the negative. However, the positive to come from this, the downstairs master - I personally prefer the downstairs master in its place.

Property - Upstairs is nothing flash - but nothing unflashy either - practical with two bathrooms and rumpus/computer/homework/kids hideaway room at the rear and four bedrooms.

To the rear - quirky and not for everybody - me I really like it - the "narrowness" of the space is obvious - but it works and works well, for me. The proportions of width to height are not from your classic architecture books - so what - I like it. Lots of light (hot in summer though), the connections and flow to the rear outdoors and lap pool or large water feature depending upon your penchant.

Lock and leave, intimate families, oldies or youngish - this all works unless you are multiple Beamer drivers.

Price - I think this will have interest, multiple bidders even in a quieter market and that is partly a function of the price point, but more to what it offers - this is as I said previously a modern day single fronter and its good.
