Position - walk to tram and soon walk to train - river, botanical gardens, coffee, Tan, CBD, MCG, Rod Laver Arena, Toorak shops - am I boring you yet?

Property - Yes it needs a real makeover - but after that it pretty close to brilliant for a downsizer, upscaler couple or single, family with kids etc. Own street frontage, excellent rear double car access, downstairs master and indoor/outdoor - flowing living connections with light. For what this is - a townhouse shell - this is as good as it gets.

Price - This is the real problem if you wish to buy it. If a heavy weight family, businessperson or expat wants this, then who knows - and if you remember the address - I jokingly said one of the best in the Southern Hemisphere - but upon reflection there was more accuracy than humor in that statement.

If you remember the address and what this is - then when you're knee deep in emotion and stress fighting as hard as you can to beat others - remember what you are striving for - it's rarity and it's class.

Negotiations: Really can't be bought before as its a deceased estate with multiple beneficiaries. Our research indicates that most agents think the current quote of $4m to $4.4m is full (strong) - meaning their consensus is $3.5m to $4m, owing to age and renovation needed (estimated between $300,000 and $500,000 for an adequate upgrade from building inspector)

Having said all that, our research also shows that this is a home that has generated signifcant interest and in our opinion while low $4m's is a possibility, equally up to $4.8milllion is also possible, if there is sustained bidding from locals - who simply want to get into Walsh St, haven't that many alternatives and will pay accordingly.

For WOW this is a perfect 10.
