Adam 's Comments on 20 Thomas Street, KEW
"Neat block of land in the prized Sackville Ward area of Kew. Vacant blocks rarely come along in this part of the world; at this price point often there is an old house which has heritage controls, but that is not the case here. East facing rear orientation is good for morning light into the rear yard (which has some overlooking issues, yet these could be addressed with some screening) and the block is quite flat, yet falls gently to the front. Land depth is not too bad here yet the frontage could prove challenges - being under a 'common' 50 foot frontage a standard spec-builder home design won't work, and more likely a custom design will be needed. That said basement garaging would be good option and work well on this site. Location is very good and will underpin value - the street is leafy and somewhat quiet.  "

Auctioneer Steve Abbott ran another no-nonsense auction and opened on a vendor bid of $1,600,000, then after it was clear there was no crowd action followed up with with another at $1,65...
