20 Selborne sold 4 years ago for mid $3m's and its back on the market in basically the same form.

I have rated it as land only, because in time that is my perception of highest and best use.

Does that make sense? Only as a long term play.

Size, Ok - width, borderline - south rear orientation (not great)

The neighbours are the issue, they have set the tone on what you can do and when you see the number they are worth, versus what you will have to pay, due to Toorak's spiraling land values, then your accountant will ask you questions in the short term, that you may not have the answers for.

Its not easily a buy, bulldoze, build and flip - your $10million home next to the current facades - not impossible - but no gimme.

Its also hard to see a serious period reno gaining favour as it would be one out against the mods, which dominate the street, especially the south side.

So what can work for you - good price paid, live in for a few years - ride the market, save some money and then consider your options - maybe bulldoze and build - maybe trade for another, having hedged the market or maybe just keeping sitting on a little next egg.

If you are not all that concerned about the what you live in, any of those are possible - please the home for other than the top of the pops buyers is very acceptable - I would live in it with my family comfortably.
