Comments on 20 Cole Street BRIGHTON

This house in the Golden Mile is slightly unfinished and looking for a bit of TLC to complete the job - but there's only a little way to go. The pluses are that it is solid, it is a period home and it flows pretty well if you are after a big home. Its negatives are the small rear yard considering the land size, and the living and dining areas, which were no doubt designed along the conservatorium style to bring light in (and they do, even though the rear is south-facing), but that are therefore likely to be hot in summer and cool in winter, requiring you to crank out some serious energy to balance the temperature. The home seems to be 1920s style, it has a good wine cellar, a double garage and some interesting views from the third attic level of the city and bay. Annoying little details are its 'unfinishededness' and the narrow entry into one of the ensuites, as well as the small rear yard. So it's a matter of price - if the land is worth $3m and a bit, what about the house?
