I am in love! This is one of the most unique homes I have seen for a while. Surrounded as it is by immaculately manicured gardens, you could be forgiven for thinking you were visiting one of England's country cottages. Each room has been decorated and furnished in keeping with the style. Buyers will either fall in love or move on. Once you strip back the furnishings, however, you are left with land and a house. Underpinned by the location, this is Brighton's Diamond Kilometre, and the position and orientation doesn't get much better. Wellington Street does carry more traffic than the side streets, as locals cut through to and from Beach Rd and the shops. When comparing this to a modern home, it offers similar numbers re accommodation and living spaces. However, there are more separated living zones and it feels more compact. With up to four living areas downstairs, one of those could easily be converted into a bedroom as the downstairs bathroom has a shower. Buyer concerns may be the steps in the hall and dining room to the back of the house. The kitchen/family area is well-positioned, with large windows and good views to the north rear yard. A lot of the yard is taken up with the chook house and garden, however, this could be removed if families wanted a larger outdoor area for children to play. Vaulted ceilings are expected with the second storey built into the roofline as opposed to newer boxed extensions with squared ceilings. These do make the room feel smaller, and the bedrooms, excluding the main, are already small. With over a dozen sales between $2.5 - $5 million in the last 12 months in the immediate vicinity, how does this property compare both in offering and price?
