Comments on 19 Canterbury Road ALBERT PARK

Set well back from busy Canterbury Road, this double-fronted period home has strong street appeal. The property has been updated and now provides a flexible floorplan, with good separation between the bedrooms and the living areas. With excellent land content for the area of around 613 sqm, the property has a large rear entertaining deck and astudio on top of a triple garage. This studio adds flexibility to the property - it is spacious and self-contained and could work as a grandparent's retreat, home office or teenager's bedroom. Canterbury Road does carry consistent traffic, which may be an issue for buyers concerned about traffic noise. However, with the property set well back from the road, traffic noise wasn’t too obvious on my visit. The property is well-positioned to access MSAC, Albert Park Lake, Fitzroy Street, South Melbourne Market, the light rail and the beach. The big question here is what impact being on Canterbury Road has on value. A similar property nearby on around 450 sqm of land took some time to sell after it was passed in at auction earlier this year.
