This home ticks a number of boxes: it's a single fronted free-standing home with one car spot in a street renowned for difficulty with available parking, and it has a good-sized backyard and a convenient position to access transport and shops. But buyers with modern living expectations may prefer a different flow in the home. The kitchen (which lacks cupboard space) seems to be facing the wrong way and does not easily connect to the family room or backyard – important for supervision of children or when entertaining. And most would consider a cosmetic upgrade to the dated interior and to improve the basic feel of the home. The highlight for me however was the big family room and the connecting big backyard. This room could be used for larger gatherings and could work equally well as a media room. The backyard itself has a tranquil feel, although it does have some minor overlooking and some distant tram noise is also audible. With the master bedroom upstairs having its own retreat and balcony, and two bedrooms downstairs, this home could suit families or couples. However, the steps up to the entry of the home and the lack of carport may reduce its appeal to downsizers or those with young kids needing safety and convenience. A comparable single-fronter at 37 Clarendon St Armadale, in terms of layout but with a double garage and a big wow factor, sold late last year for $1,860,000 with 3 bidders at auction. This home would likely appeal to professional couples seeking the convenient position, or families with one or two teenage kids needing easy access to tram-lines for independent travel to school.
