"House is pretty from the street, offers comfortable accomodation now,  and has good scope for renovation in the future due to good land size and reasonable building bones. Position is not too bad here - street is quiet and unlikey to get much through traffic, and is walking distance to Central Park and good local schools - Caulfield Grammar, Sacre Coeur & Korawa. Off street car-parking at the front while uncovered is generous in size and the rear yard is private due to mature planting (which is important given the adjoining two-storey flats). Floor plan is not too bad and flows OK, yet the informal living space is small and there is limited wall space  which will limit furniture placement - this of couse can be addressed quite easily in the short term."

"Looking at comparables on this property I see 26 Ardrie selling in February at $1.35m. A bigger land size and similar home selling in Payne St street last year (different market) for around $1.45m and 3Tennyson St Malvern East - slightly better home on similar land sold for $1.465,000 "
