"Brighton entry townhouse with a no downstairs bedroom issue (those stairs will keep you fit) perhaps turning off a few seniors; but for the youngies and young at heart its got good car parking, nice private courtyard and one good and two smaller bedrooms upstairs. Location wise to schools for a single mum or dad with some coin its ideal and rail transport and beach is a short walk away which the stairs will get you in training for. Hampton road shops in the other direction and it's hard to fault location. South facing rear is not a real issue for this home as light comes in through many sources. Sold in sticky part of 2008 at an August auction for a tick under $1m - 3 bidders - if those same type of buyers turn up again the market should say add 10% to be a chance and slightly above or below that will be determined at the negotiation dance."

A non-referral auction with 4-5 interested parties was exactly as predicted by Auctioneer Leigh Hallamore. However, he did not publicly forecast a crowd of 45, 5 bidders, over 60 bids and 30 minutes of haggling between the two highest bidders. Eventually the knock out bid - just $1,000 higher than the last - bought the property for $1,283,000....
