Comments on 17 Sunnyside Avenue CAMBERWELL

Good land size and on the preferred northern side here, which is ideal for access to natural daylight into the rear. Street is a very good one for many reasons  - leafy, good family homes on generous land sizes and location is close proximity to Burke Road, M1 Freeway and Camberwell Junction. House itself is of avergae quality yet the floor plan flows quite well and has good bedroom seperation. A cosmetic upgrade internally would improve this no end - or one could even look into the longer term as a future new house site.

A very classy offering. North facing rear - good land width top of Camberwell Hill in the Sunnyside Estate. Tram at the end of the street (which opens up an number of schools in Malvern as well) and the shops, cinema and vibe of Camberwell Junction nearby all make this a sort after precinct. The house itself get my tick from a flow point of view, quality is average and the façade while a little tired still stand up OK. The highlight for me is the rear and the living and indoor/outdoor areas. Do you knock this over in 10 years - maybe. Either way the block is gold and that is evidenced by landsales last year in Sunnyside at 42 and 19 Currajong. See our reports below

42 Sunnyside - 21/11/2008 - James Market News - Sunnyside Estate Camberwell -we talked about good and bad land values getting back to their discounts and premiums and we highlighted it a week ago with the Davis St Sale (bottom of Sunnyside and south facing rear) at around $1750 per sq metre. Well 42 Sunnyside with Peter Batrouney of Jellis Craig (top of Sunnyside and south facing rear) confirmed that at just over $2100 per sq metre at today's auction.

In front of 110 people, this auction opened with a genuine bid of $1.4 million and was on the market at $1.5 million. Eight bidders competed for the property, which sold for $1.87 million
