This former warehouse with subtle art deco influences offers good floor plan flexibility with most rooms in the right place. The family room/dining and kitchen are of generous proportions and offer a practical layout. These areas are further enhanced with good light penetration from windows on the east and west sides of the property. The upstairs master bedroom is serviceable connecting to a good sized ensuite. What will not be to everyone's liking is the positioning of the wardrobe in the ensuite. To my way of thinking this property will best suit a young professional couple or a downsized as the lack of any outside garden area may limit it's appeal to families with children. The upstairs westerly deck gives you some connection to an outside area. Access to schools, the tram in Mills Street and Armstrong Street shops will enhance it's appeal along with rare off street garage.

One of the better properties I have seen this year - it has genuine WOW and will draw great interest. Over three levels, using the stairs on a daily basis could rule out older people here and is perhaps the main concern - that said this notion of 'vertical living' is what warehouse living is all about and what give this huge appeal. I found most rooms were light and well proportioned, while the roof deck is a nice plus and would be used. The location for some may not be ideal - although close to Middle Park Primary and Mills Street tram you are some distance from Armstrong Street or a good local coffee shop here. All-in-all this a ripper property - and very much a rare gem.
