17 Albert Place had that 'hidden gem' feel about it on arrival - tucked away at the end of the court and overlooking parkland and trees, it has a feeling of space despite the fact that it is a three level townhouse.

In terms of location, it is either Swan Street of Bridge Road for transport and shops - both are about the same distance and are walkable. Hawthorn West, Strathcona and Melbourne Girls College are also walking or riding distance which are also big plusses. Weekend lifestyle should be comfortable here as well with coffee close by and walks in the park and along the Yarra easily done.

The home itself is deceptive from the outside in terms of proportions. The ground floor has enough storage space to accommodate kids or sports gear, and the two bedrooms and small living area allows for zoned living although it did feel a little tight. However, going up a floor was a different matter, and the living areas and kitchen make full use of windows to bring the greenery from the outside in, and this space really works with the separate dining and powder room. Moving upward again, and the stairs are starting to become apparent now - it is quite a hike to get up to the main bedroom, so this must be a consideration. However, when you are up there you the two bedrooms are impressive, especially the main with the light-and-bright ensuite that actually looks inviting - as opposed to many modern ensuites that seem to be there as an afterthought. The upper deck off the main bedroom is quite special too and the aspect of the park and trees set a great feel for this area. How often this would be used would be dependent on the buyer however, and some may view this as a bit superfluous.

There is merit in this location and this style of home and the low maintenance and central location give it good fundamentals for the developing demographics in inner city. With a floor plan that offers flexibility and the park behind n family with teenagers could fit into this home comfortably and would suit those who have not got time to maintain a yard such as busy professionals seeking a lock n leave residence.

This one will be about understanding price versus value – how do townhouses at this price level perform and how will they be perceived in the future?
