Comments on 160 Canning Street CARLTON

This double-fronted Victorian terrace sits on an impressive 211 sqm (approx.) of land and, despite the less than perfect floorplan, the home is liveable as is. The key elements to this period property are its width and the excellent rear access, which allows a car to be driven straight in and out without the normal complications associated with lane access. To maximise the potential of this property it needs a full renovation, and depending on individual needs a second storey extension (STCA) would improve floorplan flexibility. Canning Street is regarded as one of the better street in Carlton; however this southern end is not quite as good as the northern end. It is, however, hard to go wrong with double fronted period properties in Carlton - when they do come onto the market there is strong competition. A good comparable is 539 Canning Street (6 metre frontage) which sold in November 2011 under the hammer for $1.3m with five bidders, $250,000 above the high end of the quote. For the rating the property was rated as serious renovation.
