Comments on 16 Menzies Avenue BRIGHTON

With such wide street frontage, this home is impressive from the outside. However, the block itself is of only average size for the area and its limited depth makes for a small rear garden/courtyard, so it might be best suited to buyers wanting a low-maintenance, lock-and-leave option rather than a larger family outdoor entertaining area with pool. The home has been cleverly planned for the block, and rooms like the formal sitting/dining room have north-facing windows that admit plenty of light. The family room and kitchen, on the other hand, have south- and east-facing windows and may be darker during the winter months. All the bedrooms are located upstairs. The main bedroom is spacious with good wardrobing and a large ensuite, although downsizers may be concerned about the lack of a downstairs bedroom/bathroom combination. Position is the other plus here: it is a stone's throw to Brighton Beach station (zone 1) and the beach, and only a short stroll to the Were Street IGA and coffee shops. At this price point, who will be the likely buyer - downsizers, professional couples or families with children?
