"16 Kenley is a grand home in the traditional sense - be it traditional American grand or traditional English grand. At this level its hard not to be taken in by its sheer opulence as this is a rare offering in terms of locale and land size. The big plusses for me are the court location, the look from the street and the gardens - tranquil, serene, sanctuary - all those words that are antonyms to stress - this is what the gardens are and for the me, they are the major selling point to 16 Kenley. The home, well for most of us (ie those who cant afford it) it's a rare and magnificent home, however for buyers at this level I think they will find some issues with floorplan - especially the kitchen and living area position/connection and the front staircase so close to the front door, seems an afterthought and takes marginally away from the majesty of the entrance. Walking through the home I keep thinking of the gardens, the location and the land size more so than the building. However if you can afford 16 Kenley then you can afford to make the changes you want and so like almost offerings at this level in Toorak, it comes back to when do you want to buy, what is available, what is the right exchange price and how best do you go about the process.  "
