This two-storey Californian Bungalow with attic conversion will appeal to family buyers. While the renovation is not a current one, the floorplan is sound and offers good ten years-plus flexibility. Depending on individual needs, buyers may consider updating the kitchen, as it is a little small for a large family and the yellow paint colour throughout the property gives the home a slightly dated feel and may not be to everyone's liking. The positioning of the outdoor spa adjacent to the rear of the property works to create an intimate outdoor entertaining area that flows nicely out to the grass backyard. Access to the rear of the property is good, making it easy to add a swimming pool to keep the kids happy. Located opposite Anderson Park, the property has leafy views from upstairs and is only a short distance to the M1 and the tram on Glenferrie Road a little further away. The property is a little isolated from shops and cafes, and for that reason mum and dad may need to do more driving than if they were closer to all the action. The most recent sale in Henham was number 6, which sold at auction on the 6-08-11 for $2,050,000 on similar land.

A warm-feeling family home, with a functional floor plan as bedroom separation is excellent, rooms sizes generous and the flow is good. From the street this will impress, as the facade is pretty and the extension is very faithful to the original home style. Garaging is good yet the location at the rear means that that backyard area is compromised a little. Lifestyle options abound here, and being on the doorstep of Anderson Park and close to Bialek College is a key selling point. With a strong recent off-market sale for 'land' nearby in Constance Street this should do OK and locals should look forward to another entertaining auction conducted by Glen Coutinho.
