In isolation a good block - North facing and a good size, within the Balwyn High School Zone.

Hill position not great, as any new house will sit down from the street here & lack facade appeal.

Big issue here is road noise from the Eastern Freeway which is a hundred or so metres to the North. This will be constant and not go away.
