Double-fronters like 146 Richardson Street don't come up too often. And when they do, they generally have competition, as their medium size appeals to young families and downsizers alike. The appeal for downsizers in particular is their flexible floorplan over one level, however they generally sell for only around 10 per cent above a renovated single-fronter. Concerns for buyers however may be the fact that there is only one living area, and that the size of the rear garage/studio is very small. You could modify the studio to increase its size if it was essential to get your car off the street, however that would take away some decking area and possibly restrict light into the family room. Towards the end of last year we saw the sale of similar properties at 4 Langridge Street and 102 Hambleton Street Middle Park, which both sold in the high one millions. Although Hamilton Street was timber, both are a good guide to recent comparable sales.
