This will have interest from overseas buyers and that is where the premium should come from, as locals may well see issues with this home.

An alternative is, it's a bulldozer and land (STCA) due to size.

Location is good for schools but for this package of home, it's a little in the middle of nowhere Toorak wise - limited but some freeway noise.

The negotiation is all around the dynamic and your ability to handle it - hard to see an open sales process due to expected number of bidders at the targeted price point.
