I really like Nick Boschler designs, in particular his ability to make living spaces, something really special - and because of his artistry in this area, I and others tend to look past his quirky treatment of steps and bedrooms - not because they are poorly thought out - they are not - but because, they are just not for everybody.

However, at 14 Irving I feel sorry for Nick, in that his brief must have been to do too much with too little - fit a pool and tennis court onto 1000 sqm of prime, crème de la crème Toorak land and whoops nearly forgot, can you chuck in a four-bedroom house as well and make it look - well, you know, chuck some steps in it and ........ consequently, the end result is a very liveable, but an uninspiring building and at this price range, in this company - it just doesn't match the quality of the land and the address. So, for me the new owner, must surely be looking at this for what they can put on, rather than what is there - I have rated it as land only with a free home, for as long as you want.

Back again to the home and court - maybe you cut in back to a shell and then extend - but you lose the court - maybe that's a good thing, unless you really love tennis - maybe this turns into a small development of 500 sqm each with an additional side street crossover (STCA) - whatever the maybe's and I maybe harsh - it doesn't include the current building for any length of time.

For me, I feel this is a blue blood land buyer - this it Toorak, Melbourne Triple AAA grade and multiple sales across the road, in St Georges and other "carry traffic" "boulevards" - say with a side street entrance, this is $10,000 per square metre even in a slightly faltering market.
