A sexy little couples home, who are not fussed by an ensuite and are sans kids or past that stage - due to the significant drop at the rear - which for fit adults/teenagers leads to one of the home's strengths - the visual drop of the yard - this is a home if you love entertaining or just relaxing.

Perhaps a divorcee after a bit of class, but on a budget?

Needs a pest and building to confirm underneath the renos, as while it looks good on top - there were a few wobbles - maybe nothing - just needs independent confirmation.

You could lose another one of the rooms for your ensuite.

Cellar and hydronic are big ticks

Parking to me in garage looks very tight - I reckon a smart car would be ok, after that if you get in, you may never get out!!

Next door (16) auctioned with 4 bidders two years ago - hunt around and you will see my rating / report - needed a big reno and was just under $2m.

I really like the quietness and village mosaic of this area.
