This is a pretty and inviting timber Italianate Victorian home which is very well sited on the block to maximise access to natural light from the north. First impressions are really good. Beyond the somewhat private front fence and garden, the house greets you with a return verandah adorned with timber fretwork that would probably have originally been cast iron lacework. The floorplan works well, although the house is likely to need some re-stumping work at the front. The open-plan living area is fantastic, largely due to its size, the tall ceilings and the generous numbers of north-facing timber windows and French doors that connect beautifully to the private rear and side yards. The kitchen and bathroom areas are a little dated, yet that could be changed quite easily. In fact some might really relish the opportunity to do this here. Car garaging is a good size, and even though access is from the rear along a cobbled lane, it is quite wide and not too far to travel down. Edgevale does carry some local traffic, yet its position is very convenient, being close to many local schools and Cotham Road. Overall this is good property sold by a good agent and one suspects that the buyer may need to fight hard for this come auction day.
