Comments on 124 Esplanade West PORT MELBOURNE

Boasting a short walk to Bay Street and Port Melbourne beach, and only a 10-minute drive into the CBD, this spacious property will tick many of the boxes for those viewing lifestyle as a priority. The floorplan offers a great deal of flexibility, with excellent separation between the living and kitchen areas. Thanks to its northerly orientation and a number of well-placed windows, the apartment also has a distinctively bright and airy feel. Some buyers, particularly those down-sizing, may find that the many stairs make swift moving around the property awkward. The positioning of the laundry in the garage is not ideal, and this may also be of concern some buyers.

For those seeking security, the property’s location in a cul-de-sac is good, however traffic to and from nearby apartments may create some noise and privacy issues. Its room sizes and ceiling heights are generous by today’s standards, and the courtyard and terraces add to its appeal. Body corporate fees for common-area lighting, cleaning, swimming pool and gym maintenance will add to the property’s ongoing costs and should be carefully considered. There are very few recent sales to assist with pricing, and those that did sell were below $1m; the passing in lately of 73 Esplanade East, Port Melbourne, for $1.010m is comparable.
